That vision finds its fullest expression in Park Villas, a landmark residential development by Ayala Land Premier in partnership with the Tagle family. Rising within the Makati central business district, the tower places residents within minutes of the city’s leading business, retail, wellness, and cultural destinations while offering a rare sense of exclusivity in one of the country’s most valuable addresses.

Designed by Skidmore, Owings & Merrill (SOM), the global architecture practice behind icons such as the Burj Khalifa in Dubai and 35 Hudson Yards in New York, Park Villas continues the firm’s longstanding collaboration with Ayala Land. Previous projects include Ayala Triangle Gardens Tower Two, One Roxas and Two Roxas Triangle, and Tower One & Exchange Plaza.

For Park Villas, SOM approached the project not simply as a residential tower, but as a reinterpretation of the traditional estate. Through careful space planning, the architects shaped how residents interact with both their homes and the surrounding environment. Responding to the Filipino lifestyle and tropical climate, the residences incorporate deep-set balconies, cross-ventilation, and seamless indoor-outdoor continuity that maximize natural light and airflow. Expansive views extend across both the Makati skyline and Bonifacio Global City, while the building’s proximity to Ayala Triangle Gardens draws the park’s greenery into everyday life.

“With Park Villas, we had the opportunity to design something refined, rooted in its place and deeply attuned to both luxury and livability,” says Scott Duncan, Design Partner at SOM. Exclusivity remains central to the development. Park Villas comprises just 45 full-floor residences, each spanning approximately 610 square metres, including its service core. Every villa embraces the proportions and spatial planning of a traditional estate, creating generous living environments that balance openness with privacy.

The interiors, designed by internationally acclaimed studio Yabu Pushelberg, further reinforce this philosophy. Rather than separating rooms into rigid functions, the layouts encourage seamless movement between living, dining, and entertaining spaces, reflecting the fluid way people live today.

“We think about how people live today,” says Glenn Pushelberg, co-founder of the studio. “We live in a more fluid way. We don’t enclose our kitchens from our dining rooms, or from our living rooms, anymore. We flow.”

The designers brought the same hospitality-led thinking found in projects such as Park Hyatt Shenzhen and Aman Residences Tokyo to Park Villas, ensuring that every interior balances comfort with quiet sophistication.

The landscape architecture is equally considered. Bangkok-based P Landscape, known for projects including Capella Bangkok and Park Hyatt Bangkok, designed the gardens and outdoor spaces to complement the tower’s architectural language while reinforcing its connection to nature.

With contributions from some of the world’s leading architects, interior designers, and landscape specialists, Park Villas offers more than an elevated address. It presents a thoughtful reimagining of what a contemporary family home can become when the qualities of a private estate are translated into the skyline of one of Asia’s most dynamic cities.
