Eluria: A Rare Address, Privacy, and Personal Service

Offering rarity and privacy with only 37 residences, butlers trained by The International Butler Academy, private lifts, and low-density amenities, the Legazpi Village development puts forward a way of living that is resolutely grand and exclusive.

The pleasure of city living is being able to enjoy its possibilities and come home with time and energy to spare. Dinner with friends can stretch into the evening; an afternoon out need not become a list of errands. At Eluria in Makati’s Legazpi Village, privacy and personal service promise a home life with fewer demands on your attention—and more room for the people and pursuits that matter to you.

With just 37 residences, the 31-story development by Arthaland and Arch Capital combines expansive homes with private lift access and amenities shared by fewer households.

That scale has practical advantages. Fewer residents mean fewer people sharing the building’s facilities and common areas, while private lift access gives each arrival a greater sense of discretion. The appeal extends beyond the home itself to how residents move through—and are looked after within—the building.

Personal service is central to that proposition. Eluria plans to offer butlers trained by The International Butler Academy, bringing its signature attentive hospitality into the routines of daily life.

White-Glove Service and Bespoke Hospitality

At Eluria, coming home is designed to carry its own sense of ease. Its butler service is led by Hospitality Directors who completed three months of training at The International Butler Academy in the Netherlands, preparing them to offer attentive service shaped around residents’ preferences and routines.

A 24-hour concierge and reception team looks after the details of arrival: welcoming guests, receiving deliveries, assisting with luggage, and escorting residents to their private lifts. Chauffeur shuttles serve select nearby destinations, while reservations and building inquiries can be entrusted to the team.

That attention continues beyond the lobby. The team can arrange dining, hotel, and venue bookings, household cleaning and laundry, car washes, and travel assistance. For those who prefer to unwind at home, spa and salon treatments can be brought to their residence. Pet grooming and walking, along with daycare services in the indoor children’s playroom, offer further support for daily life.

The promise is a home where help is close at hand and familiar preferences are understood—leaving more time for an unhurried evening, the company of family and friends, or simply the pleasure of being home.

A Private Residential Sanctuary

With only one or two residences on each floor, Eluria offers a sense of privacy that is increasingly difficult to find in a cosmopolitan city like Makati. Here, space is not about having more of it, but about creating an environment where residents have room to live exceptionally well.

Residences begin at 288 square meters, while the Penthouse Suite extends to 580 square meters. Private lifts equipped with RFID destination-control technology provide direct access to the residences, reinforcing the feeling that coming home should be a private experience without compromise.

The limited number of households also shapes the atmosphere of the building itself. This allows services to become more personal to each resident, ensuring that their needs are not only met, but anticipated. Shared amenities are intended for a smaller community, allowing residents to enjoy spaces that feel less crowded and more intimate. More importantly, the building’s staff can become familiar with the people they serve, creating continuity in the everyday experience of living at Eluria.

This is perhaps where the development’s exclusivity becomes most tangible. There is more space, but it also allows for more privacy, more personal attention, and fewer compromises in how one chooses to live.

Environmental Targets With Defined Measures

While Eluria is deeply focused on exclusivity and service, sustainability also lies in the heart of its approach to modern residential living. The development incorporates sustainability and wellness features into its design, recognizing that long-term residential value today is increasingly tied not only to comfort, but also to environmental performance and quality of life.

By 2030, Eluria aims to achieve 20 percent water savings and 40 percent energy savings, as well as avoiding greenhouse gas emissions within the property. The development has also secured LEED Gold pre-certification and incorporates WELL-focused features into each unit, reflecting an approach to residential design that considers not only how a building looks, but how it performs and how its residents experience it.

Access and Ease

Eluria’s location in Legazpi Village places residents within one of Makati’s most cosmopolitan and sought-after neighborhoods. The surrounding district brings together the city’s leading restaurants, cultural institutions, offices, and green spaces: Ayala Museum, Ayala Triangle Gardens, The Peninsula Manila, and a range of dining and retail destinations are all part of the neighborhood’s immediate appeal.

Yet despite its proximity to the energy of Makati, Legazpi Village retains a distinctly residential character. Tree-lined streets, walkable destinations, verdant parks, and a mix of quintessential and contemporary spaces give the residential experience an atmosphere that feels both connected and removed from the city’s more hectic pace, allowing residents to participate in exciting city living, yet also easily retreat to the privacy and calm of Eluria.

There is an inherent value in knowing that the same attention given to the building and its surroundings can extend to the individual, and that exclusivity can be measured by how well it accommodates those who live there. Eluria exhibits clearer points of distinction than height, scale, or address alone; and around them, a white-glove butler service creating the residential experience that is personal and anticipatory, all while preserving the privacy, and warmth, of a home.

At Eluria, the pleasure of a central address is having the freedom to enjoy the city on your own terms: an afternoon at the museum, dinner with friends, then the welcome of a spacious home where the day’s practical details are already in hand. Privacy and attentive service leave room for what makes a home personal—the people you invite, the routines you cherish, and time you can call your own.
